House moves. Office moves. Storage. Man and van.
Removals SEO in London
Removals is the most seasonal local sector I work in. Demand builds from March, peaks through summer, and drops off a cliff in November. That timing changes everything, because a page published in June has missed the searches it was built for.
It is also a two-sided market. Somebody moving a one-bed flat across Hackney wants a price in the next ten minutes. A company relocating an office wants a survey, references and proof you have insurance. Same van, completely different search.

Why removals search rewards
Routes and Timing
Most removals sites have one Areas We Cover page listing forty towns. It ranks for none of them. The businesses that win build a real page per route and per area, because somebody searching removals Clapham to Brighton is making a specific query that a list of place names cannot answer.
Then there is the calendar. Quote volume in this sector is decided months before the peak, so the work has to be done in winter to pay in summer. Agencies that start in May have already lost you the year.
What that changes in the campaign:
- Route and area pages: genuine pages for the moves you actually do, with distances, typical costs and local access detail rather than a swapped town name.
- Built before the peak: pages live and indexed by February or March, so they have authority by the time demand arrives.
- Quote flow as the conversion event: most removals enquiries start with a price, so the estimate form is the page's real job, not a contact link in the footer.
- Domestic and commercial separated: office relocation is a different buyer with a different cycle and it deserves its own path through the site.
- Insurance and membership shown: BAR membership, goods in transit cover and public liability are what turn a cheap quote into a trusted one.
See which of your routes are invisible before the next peak.

Specialisms
Each of these is a different buyer with a different urgency. One Services page covering all of them ranks for none of them.
House Removals
The core volume. Route pages and property-size pages do the heavy lifting here.
Office & Commercial
Longer cycle, higher value, decided on references and insurance rather than price.
Man and Van
Price sensitive, same week, mobile search. Speed of quote decides it.
Storage
Recurring revenue attached to a one-off move, and usually the most under-marketed page on the site.
Packing Services
An upsell that also captures its own searches, especially close to the move date.
International & European
Higher value, document heavy, and far less competitive than domestic terms.
The removals
Local SEO Playbook
The order matters more here than in any other sector, because the calendar is not negotiable.
- 1
Audit in Winter
Work starts in the quiet months. Profile, quote flow and the route pages you are missing, all mapped while there is time to build before demand.
- 2
Profile & Service Area
Service-area configuration for a depot-based business, categories set to the move types you want, and any duplicate depot listings cleared.
- 3
Route & Area Build
A page per major route and per area you serve, written with real local detail: access, parking restrictions, permit requirements, typical timings.
- 4
Quote Flow & Speed
The estimate form simplified, missed-call text-back live, and response time cut, because in removals the first credible quote usually wins.
- 5
Reviews Through Peak
Requests triggered on completion during the busiest months, which is when you get the highest yield and when future customers are looking hardest.
The part most agencies get wrong
Permits & Proof
London adds a layer no other UK market has. Parking suspensions, permit applications, controlled parking zones, congestion and ULEZ charges all affect a move, and customers search for that detail. Most removals sites never mention it, which leaves the informational searches to comparison sites.
The second gap is trust. This is a sector with a genuine reputation problem, so the businesses that display their credentials properly separate themselves from the ones that do not.
- BAR membership displayed: British Association of Removers membership is both a trust signal and a citation from a domain Google already trusts.
- Insurance stated plainly: goods in transit and public liability cover with real figures, because customers ask and competitors stay vague.
- Permit and parking content: borough-level detail on suspensions and CPZ rules, which captures searches nobody else is answering.
- Honest quoting: no bait pricing that collapses on survey. It generates the one-star reviews that undo a year of ranking work.

Straight answers
Questions,
Answered
When should we start SEO if we want results by the summer peak?
Ideally November to January. Route and area pages take three to six months to mature, so work started in winter is ranking as demand builds in spring. If you come to me in May I will tell you honestly that this season is about quick wins on your profile and quote flow, and the page build is for next year.
How much does removals SEO in London cost?
Usually £750 to £2,500 a month, driven mostly by how many routes and areas you want covered, since those pages are the bulk of the work. I quote after the audit rather than before.
Is it worth building a page for every area we cover?
For every area you genuinely serve and want more of, yes. Not for a list of forty towns you would technically drive to. Thin pages spun from a template with the place name swapped are exactly what gets removals sites filtered out, and I will not build them.
We are a man and van operation, not a big firm. Does this work?
Often better, because your costs are lower and the searches you want are more specific. A single-van operator ranking well for three boroughs and man and van terms can be busier than a depot firm ranking vaguely across London.
Our quotes go out and never come back. Is that an SEO problem?
Not usually, no. That is a speed and follow-up problem, and it is where most removals firms lose more money than they lose in rankings. Quote chasing sequences and missed-call text-back are on the automation page and for this sector they often matter more than the SEO.
Do you work with competing removals firms in the same area?
No. One firm per area. In a sector this route-driven, working with two competitors would mean actively working against one of them.
